Stark County Rental Property Registration
Ohio requires landlords to register a contact for each rental with the county auditor. Here is who files, when, how, and what happens if you don’t.
Ohio law requires owners of residential rental property to register a contact with the county auditor. In Stark County you file the Auditor’s Residential Rental Registration Form within 60 days after the deed transfer is filed, and update it within 60 days of any change. The county doesn’t list a filing fee. The form asks for the owner’s or agent’s name, address and phone number and each rental’s address and parcel number. Missing the filing can bring a penalty of up to $150 against the property. Questions: (330) 451-7505.

The penalty
If you don’t file, or don’t update, the Auditor can put a special assessment of at least $50 and up to $150 on the rental property. You can appeal it to the county Board of Revision. The county’s page describes the risk as a penalty of up to $150 against the property.
What registration doesn’t cover
- City rental rules. Some cities and villages have their own rental registration, licensing or inspection programs. County registration doesn’t replace them; check with your city.
- Taxes on rentals. Rentals don’t get the owner-occupancy credit, and under HB 186 the non-business credit for rental homes phases out by tax year 2029. See our HB 186 guide.
- Short-term rentals. If you rent to guests for less than 30 days, see our lodging tax guide.
Common mistakes
- Assuming the title company did it. Registration is the owner’s job.
- Registering once and forgetting. New phone number or manager? Update within 60 days.
- Leaving the owner-occupancy credit on a home you now rent out. Tell the Auditor when you move out.
- Missing the parcel number. The form asks for it for each property.
